McGivern Valuation & Consulting

Meet Bob McGivern

I’ve come to deeply appreciate the profound impact real estate has had on my life. Aside from some time spent in Des Moines, I’ve been a lifelong resident of Davenport, Iowa, exploring its diverse neighborhoods.

Growing up in a family where my grandfather, Bob Koestner, was a local real estate broker, I was always surrounded by the dynamics of the market. This upbringing may have influenced my decision to focus on the study and impact of real estate rather than sales.

My journey has led me to take on leadership roles within the industry and the local community, gaining experience in real estate valuation, residential construction, and property management. After graduating from St. Ambrose University, I began my career just before the digital age—starting with interest rates above 12% and witnessing local value declines firsthand. Under the mentorship of my uncle Dick Koestner, we partnered with many esteemed appraisers across Iowa, providing valuation services as a cohesive group for nearly thirty years.

In the mid-1990s, I became actively involved with the local REALTOR Association and later the Greater Davenport Board of Realtors, serving as President and being honored as REALTOR of the Year in 2000. My contributions included efforts that led to the merger of two MLSs and the establishment of the Quad City Area REALTOR Association.

One of my most rewarding experiences has been serving three terms as the 6th Ward Alderman for the City of Davenport. During this time, I was part of significant community initiatives, such as The River Vision project, which revitalized downtown Davenport, and the extension of North Elmore Avenue, fostering suburban growth in northeast Davenport. These experiences highlighted the positive effects of community planning and economic development.

I’m proud of my three children, who reflect the diversity of the real estate field: a ballet dancer and teacher, an accountant, and an elementary teacher. In my free time, I enjoy urban farming with my partner, Christine, cultivating a larger garden.

I remain engaged in local government as a commissioner of the Historic Preservation Commission and am an active member of Bill and Dr. Bob’s community. I’m always happy to share my story and experiences with those who may benefit from them.
